Which home upgrades attract the most buyers and net you the most money? Today we’re covering the major upgrades that every homeowner and potential seller should know about.

Topping the list is closet organization and storage. Now that we’ve all made it through the tumultuous year of 2020 and spent more time in our homes than ever before, it seems that we’re all on the hunt for more storage. If you can add extra closets or finish an unfinished area as climate control storage, that’s a great investment of time and money.

I also recommend adding a sanitizing station. Here in 2021, we still need to be as COVID-conscious as possible; having an area for guests to sanitize themselves could be a great call. Pandemic aside, there’s still no downside to promoting general cleanliness in your home.

What’s been made especially clear by the recent work-from-home revolution is that we all need a home office. To sell your home for the most money, you need a designated area for work. In fact, I’d advise that you have at least two such areas—mom and/or dad can have a spot, or the kids can have a study zone. I highly recommend that you either stage your home to accent potential work areas or build an office space. Trust me, the demand will be there.

Kitchen updates are still high on the list, especially considering that we don’t eat out at restaurants as much anymore. COVID has forced somewhat of a cooking renaissance; we’re rediscovering the beauty of having an oven, stove, and microwave. It’s important to make sure your kitchen’s appliances are updated. The goal for your kitchen is to make it as user-friendly as possible.

Let’s talk about smart lighting. When I began working at home, I had to add some extra lighting throughout the house. I highly suggest that you have dimmable lights or smart lighting. Our millennial buyers, in particular, are incredibly responsive to smart home technology. They’re looking for convenient ways to control the lighting and heating of their homes with the touch of a button.

Lastly, people want more outdoor space right now. They’re tired of not being able to go anywhere, and they’re seeking respite in outdoor areas. If you can turn your yard into a peaceful, multi-purpose space, you’ll certainly see a return on that investment.

Before buying land, make sure you run through this list.

Have you ever thought about buying that beautiful piece of land and building your forever home on it? Before you do, there are some things you need to know:

1. Buying land is a long-term investment. Whether you’re buying it for residential or commercial development, you want to do your research on the land and the area around it.

2. Pay for land with cash if possible. This ensures your mortgage is only applied to the cost of the property itself. There are ways to buy the land and the mortgage and roll them into one loan.

3. Ask about septic tanks and/or sewer access. This is so important, particularly if you’re developing a commercial property.


You should be aware of everything before buying.

4. Check for restrictions and zoning issues. Even the smallest piece of property can have its own restrictions and zoning issues. If you're looking to build a particular style of home but it’s not allowed in your zone, that could be a problem.

5. Look for easements on the property. Is there another driveway coming through or something in the soil that needs to be addressed? You should be aware of everything before buying.

6. Ask about water issues. If access to water is important, you’ll want to know if it’s going to be a problem. Is your property outside the floodplain?
