Have you had trouble purchasing a home lately? Today I’m going to give you six ways to up your odds of getting the home you want. If you’re a frustrated buyer who’s having to deal with multiple offers, here are the tricks that will give you a much better shot at winning out:

1. You have to hire a good negotiator as an agent. You need to work with an agent who knows the tricks of the trade that can help you stand out amongst a crowd of offers. Make sure you’re hooked up with an agent who knows the ins and outs.

2. Be sure that your loan is pre-approved. This means that your loan is ready to close—you just need a house to go with it. It’s a small extra step that is very important to complete.

3. Consider a home that might need some work. When you have all this competition for houses, there are still homes sitting out there that aren’t as busy as the others because they need a little work. Trust me, a savvy agent can get you a good deal on one of these homes.



There are plenty of different programs out there.


4. Be a little flexible on location. If you’ve got a target area in mind, consider the homes that are just outside of it. There may be some options there as well.

5. Raising your budget. Going over your limit can be scary and stressful. However, from a monthly payment standpoint, we’re talking $50 or $100 per month. If there’s a will, there’s a way.

6. Talk to your lender about different loan programs. These might allow you to qualify for new and better properties. There are also loans out there that you can roll a loan for repairs right into the purchase. 

As you can see, there are some very creative ways to get you the home of your dreams. The bottom line here is that you need to be working with an agent who really knows their stuff. A lot of people think that spring is the time to put their homes on the market, but if you wait until spring, you will have missed it. The spring market is happening now.

There are five reasons why you absolutely need to list your home for sale right now:

1. We have very little inventory available
, which means there is very little competition and lots of attention for your home.

2. People are relocating in the first quarter.
If you want to catch those relocation buyers, you need to put your home on the market right now.

3. No landscaping? No problem. At this time of year, everybody’s home looks just like yours. You don’t have to keep up with the competition and their beautiful lawns. In the wintertime, their lawn looks just like yours, so it’s not a problem. It’s easy to maintain (or not maintain) a lawn when selling at this time of year.

4. You can sell your home faster and for more money. A lack of competition and strong demand gets you a higher sales price in a shorter amount of time.

5. There are a lot of multiple offers in our market right now. In my 31 years in real estate, I’ve never seen as many multiple offer situations as we’re seeing right now.
