How to Maximize Profits on Your Listing

Do for sale by owners (FSBO’s) really get the best deal? If you didn’t accept the first offer, could you have earned more for your home? We’ve had a few situations where I’ve thought about these questions.

Many times our listings receive bids over the initial asking price. For instance, one of our homes priced around $250,000 received $25,000 more than the listing price. I’ve seen this happen, where homes receive 10% above the asking price.

Let’s say you plan to sell a $250,000 property. You hire an average listing agent and compensate them with a 6% commission. At the end of the transaction after commission, you walk away with $230,000. Perhaps, if you sell your home for $250,000 in a FSBO sale, you’ll likely collect that entire amount for yourself.

However, if you hire the Charlotte Mabry Team, you could earn up to 10% more with our aggressive marketing plan. We know how to earn more than your asking price with effective negotiation strategies. A high-scale property will earn a large return, even after paying us commission.

How to Sell Your Chattanooga Home in Only Seven Days

We have some top-secret advice for home sellers in Chattanooga. We have strategies that can help you to sell your home in less than a week. These things aren’t difficult to do, and you’ll be thanking us for them later.

  1. Whether or not you’re in a hot market, your home must be priced correctly. Buyers are savvy and they know when a home is overpriced, so you need to hire an agent to help you come up with the most attractive sale price possible.
  2. Empty your closet and storage space. Most home buyers need more room, so they want to see your closets, countertops, and storage areas. These areas look a lot smaller when your belongings are covering them up.
  3. Conceal your critters. Pets are great, but they can be frightening and distracting to potential buyers. Some home buyers are also allergic, so be sure to clean your home thoroughly if you have a furry friend living with you.
  4. Don’t over-upgrade your home. Remodeled kitchens with granite countertops are great, but they don’t always add a ton of value back into your home. Smaller projects like repainting and cleaning can often add the most value to your home.

These are only a few of the things that you need to do in order to sell your home quickly. I have a fully-equipped team that can come in and sell your home for top dollar. We have photographers, stagers, and more. We look forward to hearing from you. We expect 2016 to be a fantastic year to sell a home!

Today we are going to talk about how to boost your home’s value here in Chattanooga. There are a lot of things you can do, but you need to make sure that it’s worth it to do the work in the first place. Here’s what you should be focusing on if you want to add to your home’s value.

The first thing you can do is update your kitchen. Whether it’s re-painting or doing a bit of upgrading, that all brings great value back to your home. If you’re thinking of updating appliances, we advise going with stainless steel models because that’s what buyers want to see. Granite counter tops are a great idea as well, but give us a call before you install them so we can decide if it’s worth it for you to spend the money.

If there is an area in your home that could house an extra entrance or an extra room, that’s a great use of the floor plan and will bring up your value. As for the bathroom, putting in a full walk-in shower is a good touch. Having a master bedroom on the main level adds some great resale value as well.

Technology is another thing people are talking about. You don’t need a talking fridge, but adding a programmable thermostat or a new garage door opener makes sense and brings additional value to your home.

We’ve got a great list of topics on how to add the most value possible to your home. If you’d like a copy of it, just send us an email and we will send one right over. If you have any other questions, we would love to hear from you! Have a great day!
